APPRAISAL SERVICES The firm has assembled a team of knowledgeable and experienced real estate professionals in order to provide quality appraisal services. Our team of appraisers are either state certified or licensed, with the principals being designated Members of the Appraisal Institute. Our work product includes the reporting of well developed analyses and valuations based on the most recent data available within the market.

In a complex and dynamic environment, a thorough understanding of sub-markets and access to current market information is critical in providing competent and credible appraisal services. An extensive database and market knowledge enables the firm to provide clients with the information necessary to make intelligent business decisions. The Uniform Standards of Professional Appraisal Practice had significant changes in 2006.

The reporting options, however, did not change and the company issues any of the following report types:

• Self-Contained Appraisal Report

• Summary Appraisal Report

• Restricted Use Appraisal Report

The scope of work and the reporting option selected are the result of communication between the firm and the client.  Certain property types require greater analytical consideration with valuations typically reported in the most detailed reporting option, the Self-Contained Appraisal Report. 

Summary reporting options are generally selected for less complex properties.Specific services provided by Italia and Lemp, Inc. include:

Communication with the client is critical prior to the commencement of any assignment. This communication results in the scope of work to be completed and the reporting option to be used.
