CHRISTOPHER A. ITALIA, MAI

Mr. Italia is a principal and co-founder of Italia and Lemp, Inc. Mr. Italia began his appraisal career in 1985 for a New England region real estate appraisal firm. Until 1992, he served as a manager of a diversified appraisal staff serving the State of Connecticut. Mr. Italia has been a Member of the Appraisal Institute since 1991; has been a member of the Connecticut Real Estate Appraisal Commission since November 1997, serving as its Chairman since 2004; and is a licensed Connecticut real estate broker. Mr. Italia’s practice includes the valuation of conventional and affordable multi family complexes, hotels/motels, retail centers, office buildings and residential developments including subdivisions and condominiums.

Litigation support includes testimony within state and federal courts relative to foreclosure, deficiency judgments, eminent domain and ad valorem taxation. Mr. Italia is a 1985 graduate of the University of Connecticut and currently holds certified general licenses in Connecticut, Massachusetts and Rhode Island.

PATRICK A. LEMP, MAI
Mr. Lemp is a principal and co-founder of Italia and Lemp, Inc.  Mr. Lemp began his appraisal career in 1990 for a New England region real estate appraisal firm.  For three years, he served as a manager of a diversified appraisal staff serving the State of Connecticut. Mr. Lemp has been a Member of the Appraisal Institute since 1997 and is a licensed Connecticut real estate broker. Mr. Lemp specializes in the valuation of self-storage facilities, industrial, and office properties.  Litigation support includes testimony within state and federal courts relative to foreclosure, deficiency judgments, eminent domain and ad valorem taxation. Mr. Lemp is a 1984 graduate of Marquette University and currently holds certified general licenses in the States of Connecticut, Massachusetts and New York.

TODD M. ISAACSON
Mr. Isaacson serves as a senior appraiser for the New England area. Mr. Isaacson has developed an expertise in the valuation of multi-family properties. Appraisal assignments have been completed for federally regulated lenders, Fannae Mae, Freddie Mac and HUD. Affordable housing assignments include properties with existing HUD Section 8, 202 and 236 operations, the Low Income Housing Tax Credit program, tax-exempt bond funding and HOPE VI grant funding. Other assignments completed include proposed financing using FHA insured mortgages under the HUD MAP Guidelines for Sections 223f, 220 and 221 (d)4. Mr. Isaacson also has background in consulting services including the development of market, feasibility and rent comparability studies for a variety of housing types. Mr. Isaacson holds a certified general appraisal license within the State of Connecticut and is pursuing the MAI designation of the Appraisal Institute. He is a 1991 graduate of the University of Connecticut.

ROCCO QUARESIMA

Mr. Quaresima serves as a senior appraiser for the Connecticut market area. Since 1990, Mr. Quaresima has prepared narrative real estate appraisals to determine value for purchase, sale, and mortgage and loan purposes; been responsible for the selling and leasing of commercial and industrial properties and represented grantors and/or grantees in the negotiation of real estate contracts; reviewed appraisal reports for the purpose of examining form, content, methodology, accuracy, adequacy of data and reasoning used by appraisers; and provided counseling and technical assistance to account officers.  Mr. Quaresima has significant experience in the valuation of owner occupied and multi-tenant office buildings. Mr. Quaresima is currently pursuing the MAI designation of the Appraisal Institute and is a member of the Greater Hartford Association of Realtors, Connecticut Association of Realtors, and National Association of Realtors. He is a 1990 graduate of the University of Connecticut and currently holds a certified general appraiser license in Connecticut.

PATRICK S. CRAFFEY
Mr. Craffey serves as a senior appraiser for the Connecticut market area with select regional assignments in New York, Rhode Island and Massachusetts. Mr. Craffey has developed an expertise in the appraisal of automobile related properties including new and used facilities, repair shops, gasoline service stations, muffler shops and related business properties. Mr. Craffey has prepared estimates of going-concern value, enterprise value and business value in cases where business activity and real estate are closely related, such as valet parking, bowling alleys, gas stations, quick lube centers and other automotive uses. Mr. Craffey is a 1993 graduate of the University of Connecticut and has been engaged as a real estate appraiser since 1991. He currently holds a general certified license in Connecticut.

JOSEPHINE C. ANIELLO
Ms. Aniello serves as an appraiser primarily for the Connecticut market area, with select regional assignments in Rhode Island and Massachusetts. Since 2002 she has prepared narrative commercial real estate appraisals. Property types appraised have included single- and multi-tenant industrial facilities, office buildings, restaurants, banquet facilities, office and residential condominiums, multi-family rental properties, condominium and subdivision developments, retail properties, supermarkets, mixed-use properties, vacant land and special purpose development such as ice skating facilities. Ms. Aniello is currently licensed as a certified general appraiser with the State of Connecticut. and is an Associate Member – General of the Appraisal Institute. Ms. Aniello is a 2001 graduate of the University of Connecticut.
